In the more than 19 years that our owner and home inspector, Dean Limbaugh, has been involved in the home inspection industry, he has personally performed over 2000 inspections. He is a Licensed Professional Inspector (TREC #4599), an InterNACHI Certified Professional Home Inspector, as well as a Certified Disaster Housing Inspector (FEMA – PARR Inspections). His involvement with these associations has contributed depth and breadth to his knowledge as a home inspector.

Adding further to this knowledge, Dean is an Associate member of the Houston Association of Realtors (HAR). His experience as a realtor gives him an understanding of what homebuyers are going through when seeking an inspection and what they need from their home inspector. He served on the Board of Directors for the Texas Professional Real Estate Inspectors Association (TPREIA) from 2012 to 2017 and was the President of the Greater Houston Chapter of TPREIA in 2014.

NEW CONSTRUCTION INSPECTION

Although purchasing a newly constructed building can appear to be a safe investment, it is important to evaluate the condition of these properties before making your decision. A mistake  by any of the many trades and workers involved in building a structure from the ground up at any step of the construction can result in defects that lead to expensive repairs down the road. Before your final walkthrough with the contractor, schedule a New Construction Inspection to  allow us to search for any defects caused by poor materials or workmanship so that issues can be corrected before they grow into larger problems.

The building industry is constantly changing, and to stay ahead of the curve, he supplements his hands-on knowledge by participating in ongoing education each month. NEW CONSTRUCTION PHASE INSPECTION

These inspections give us an opportunity to evaluate and report on the ongoing construction of a new home. We will inspect your project at three points during the construction process. The first inspection takes place before the concrete is poured to ensure that the foundation is sound. The second inspection occurs after the framing is completed and before insulation and interior walls are installed. We perform our third and final inspection after the construction is completed. Our Phase Inspections make sure that defects are found before they can be hidden by later stages of construction.

11th MONTH / BUILDER'S WARRANTY INSPECTION

Contractors often offer a warranty on certain work and materials for one year after completing construction. Some defects only reveal themselves after time, and to make sure that nothing has developed since your final walkthrough, we recommend scheduling an inspection one month before the warranty on these items will expire. This will ensure that your contractor has the time to make any necessary repairs, keeping you from taking on the financial burden for correcting any defects.
